Who manages the property can change your odds
We're licensed Texas real estate agents with 5+ combined years placing renters with evictions. We keep notes on how each management company's properties handle eviction records across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio. Most of the big Texas apartment communities we work with are run by a large property management company (PMC). That covers everything from garden style complexes in Katy to high rise towers in Uptown Dallas.
From what we see, each PMC screens evictions its own way. Some let the property review files by hand. Others seem to use one policy for every property. The software varies too: SafeRent Solutions at some, Yardi’s RentGrow or TransUnion at others, and in house screening at a few.
So it helps to know who manages the place you want, and how that company's properties tend to handle evictions. That can be the difference between a wasted application fee (usually $50 to $85 per adult in Texas) and an approved lease.
Here's where things stand at properties run by the major PMCs in Texas, based on our 2026 notes. As far as we can tell, none of these companies publishes one eviction rule for all its properties. So everything below is what we've seen at some of their properties in our placements, not company policy. Policies do shift, so we build your list from our most recent notes.
What we've seen at the big management companies' Texas properties
Greystar
- Size and reach: the largest apartment manager in the country, with a huge number of Texas properties, from Class A luxury to mid market
- Screening we see: mostly SafeRent (Class A) and screening tools each property can adjust (mid market)
- What we've seen on evictions: the property makes the call. Some properties review dismissed filings and filings 2+ years old one at a time. Others deny automatically.
- Data sharing: from what we've seen, often across its properties. A denial at one often means a denial at others.
- Guarantor: some properties work with OneApp for eviction cases.

How one denial can follow you across a company's properties
Here’s what we mean when we say a PMC shares screening data across its properties. From what we've seen, if you apply at one of their properties and get denied, that result often follows you to their other properties. Say you're denied at a Greystar garden style community in The Woodlands. Apply at a Greystar mid rise in Sugar Land, and you'll often run into the same SafeRent flag.
That’s why the “just apply everywhere” approach can burn money. Ten applications at one company's properties across Houston, DFW, and Austin often get the same answer ten times. Ten applications at ten different PMCs usually get you ten separate decisions.
Been denied already? The first thing we do is go through your past denials to see which PMCs have screened you. Then we steer your next round of applications toward different PMCs or independent owners.
When an old denial might stop following you
- Guarantor backed applications: some PMCs' properties may approve you with a guarantor after denying you without one
- Time gap: 12+ months since the last denial, with clean rental history and a paid balance, can sometimes reset it
- Different tier: some PMCs use different rules for their Class A and mid market properties
Independent owners, meaning properties not run by a PMC, usually look at each file on its own. That's often where we send renters a big PMC has already turned down.
How we work around companies that already denied you
- We ask which properties have already denied you. Your adverse action notice names the screening company (SafeRent, RentGrow, or TransUnion), and the property name usually tells us the PMC
- Then we look at which of those PMCs seem to share screening results across their properties
- We point your next applications toward PMCs that haven’t screened you yet, or to independent owners. We tend to find more of those in areas like Pearland, Round Rock, and New Braunfels
- We compare your file (eviction age, balance status, income) with what we've seen each PMC's properties take
- Before you apply, we share our notes on each property's policy
Find property management companies that may accept your eviction
Which companies take evictions? We get that question a lot. The answer keeps changing as PMCs across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio update their screening rules. Fill out the form above, and we'll usually get in touch during weekday business hours, often with a few questions. Building a list of properties in your city that may fit your file can take 24 to 48 hours on weekdays.
