Why San Antonio Is One of the Easier Texas Markets With an Eviction
We’ve often helped renters with evictions find San Antonio apartments. Our licensed Texas agents have 5+ combined years of doing this. We’ll tell you which communities here tend to take evictions and which ones deny automatically.
For renters with an eviction, the numbers here help. In early 2026, CoStar found 15.7% of San Antonio apartments sitting empty, more than Austin’s 14%. Rents are lower too: about $1,260 a month on average, versus $1,646 in Austin (RentCafe, September 2026). From what we see, more of its apartments are Class B garden style and midrange than in DFW, and it has more independent owners than Houston’s Class A areas. If you’ve got an eviction on your record and any flexibility about where in Texas you land, San Antonio is worth a serious look.
That doesn’t mean approval is automatic. Downtown mid rise towers and luxury buildings in Stone Oak still use strict screening through SafeRent Solutions and similar companies. But many of our clients sign a lease within a week or two.
Neighborhoods With the Most Eviction Friendly Properties
Leon Valley
Leon Valley, a small city surrounded by San Antonio, has lots of midrange properties and several independent owners. They review applications themselves instead of going by a TransUnion SmartMove or SafeRent score. Older evictions, paid balances, and dismissals often get approved here. It’s often the first area we look at for San Antonio clients with an eviction.
Live Oak and Converse (Northeast)
Live Oak and Converse have properties that make their own call. Many of them want a paid balance, but if you’ve got that, they’ll often read your full rental history.
Medical Center (outer ring)
The outer Medical Center, past Wurzbach and out toward Loop 1604, has garden style properties that look at eviction applications one at a time. Some complexes near JBSA-Fort Sam Houston, on the northeast side, review files the same way.
Southside (South San Antonio)
South San Antonio and the area around Palo Alto College have older, cheaper properties that decide for themselves who gets approved. So do pockets near JBSA-Lackland, on the southwest side. If you still owe a balance, you’ll usually find more options here than in North San Antonio or Alamo Heights.
Stone Oak (much tougher)
Stone Oak is mostly Class A luxury with strict SafeRent screening. Recent evictions rarely get approved here without a guarantor and income of four times the rent.
How the Big Management Companies Screen in San Antonio
Here’s what we see from the big companies in San Antonio:
- Greystar: each property sets its own policy, and several in San Antonio are more flexible than its DFW properties
- MAA: usually wants the eviction at least 2 years old and the balance paid
- Embrey: based in San Antonio, and its properties tend to screen the same way from one to the next
- NRP Group: has built more communities in San Antonio than in any other metro, from affordable to market rate, and they’re strict
- RPM Living and Cortland: both have properties here, but fewer than in DFW
- Independent owners: where many of our San Antonio clients get approved
How Much Does It Cost to Move In With an Eviction?
Here’s an example with a $1,400 a month San Antonio apartment and a recent eviction. The city’s average rent is about $1,260 (RentCafe, September 2026). Plan on these costs:
- Application fee: usually $50 to $85 per adult (HelloData’s 2025 Texas fee data)
- Risk fee: in our placements, usually $150 to $500 (some properties ask for an extra month of deposit instead)
- Security deposit: with an eviction, often one to two months’ rent ($1,400 to $2,800). Standard deposits are often lower.
- First month’s rent + admin: $1,400 + $150
- Guarantor (if used): about one month’s rent ($1,400)
Budget about $3,150 to $6,335 total to move in with a recent eviction in San Antonio. With a paid or dismissed eviction, you’ll usually land near the low end, or below it if the property asks only its standard deposit.
