Arlington sits between Dallas and Fort Worth, which helps and hurts renters with evictions
Arlington is part of the DFW metroplex, so most of the big management companies run properties here. From what we’ve seen, they share screening data across everything they manage. If a Greystar Dallas property denied you last month, the company’s Arlington properties will likely see the same file today. That’s the “hurts” side.
Now the “helps” side: independent landlords. South Arlington, the UTA area, and Mansfield all have properties where whoever makes the call actually reads your full rental history. Grand Prairie sits just across the city line and is basically the same market, so we add its properties too. That can give you a real second shot.
Arlington corridors most open to evictions
South Arlington
South Arlington (around Cooper Street, Debbie Lane, and I-20) has plenty of midrange properties that make their own call. It’s a solid bet for older evictions and paid balances.
UTA campus area
Properties near the University of Texas at Arlington tend to accept more kinds of income, like gig work, part time jobs and financial aid. They’re often more flexible on eviction screening too. We’ve placed a lot of renters with older filings here.
Mansfield / Grand Prairie
Mansfield and Grand Prairie next door share a lot of the same management companies. Both have lots of garden style properties that look at each file one by one. Still owe a balance? This is your best bet in the Arlington area.
Pantego / North Arlington
Pantego is a small town surrounded by Arlington and Dalworthington Gardens. Between Pantego and North Arlington, you get a mix of newer luxury properties and independent ones. Got an older eviction? Here it usually gets reviewed one file at a time.
Central Arlington / Rangers Ballpark
Screening gets harder at the luxury properties in the entertainment district. If your eviction is paid and over 3 years old, strong income plus a guarantor can sometimes get you in.
How the big management companies in Arlington handle evictions
You’ll run into the same names here as everywhere else in DFW. Here’s what we see from each one in our placements:
- Greystar: each property makes its own call, but they share screening data company wide
- RPM Living: a mixed bag in Arlington, but several of its properties are flexible
- MAA: usually wants the eviction 2+ years old with the balance paid
- Cortland: usually strict, and often screens through SafeRent
- Camden: mostly strict
- Independent landlords: where most of our approvals come from
See our full guide to property management companies, which breaks down how each one handles evictions.
What it really costs to move in with an eviction in Arlington
Say your Arlington apartment is $1,450 a month and your eviction is recent. That’s a little above the average Arlington rent of about $1,366 a month (RentCafe, September 2026). Here’s what to budget:
- Application fee: $50 to $85
- Risk fee: usually $150 to $500 in our placements
- Security deposit: we plan for one to two months’ rent with a recent eviction ($1,450 to $2,900). Yours may be lower.
- First month’s rent + admin: $1,450 + $150
- Guarantor (if used): about one month’s rent ($1,450)
All in, plan to bring $3,250 to $6,535 to move in. Where you land depends on the deposit and whether you need a guarantor.
How we work Arlington cases
To us, Arlington is one piece of a bigger DFW search. Been denied at other DFW properties already? Then we usually head straight to the independent landlords and look at Grand Prairie too, not just Arlington. A guarantor service often opens up midrange Arlington properties that would otherwise say no. Fill out the form above to get started, and one of our licensed agents will usually reply the same day during office hours.
