Why Houston Screening Is So Hard on Renters With Evictions
Houston runs on automated screening. Screening companies like SafeRent Solutions and RealPage can flag your eviction filing as soon as you apply. From what we see, most luxury high rises in the Galleria, Montrose, and the Heights deny you automatically before a person ever looks. Many of the “eviction friendly apartments Houston” lists on Google don’t help either. A lot of them get put together once and never checked again.
We do the opposite. We’re licensed Texas real estate agents, and our team has 5+ combined years placing renters with evictions across Houston. From garden style communities in Katy to mid rise properties along the Energy Corridor, we keep notes on which ones are taking evictions right now, on what terms, and with what deposit.
Policies shift, too. A property might switch screening companies, tighten its rules, or cut its eviction lookback from 5 years to 2. We often hear about changes like that soon after they happen. The Google lists don’t.
Houston Corridors Where Renters With Evictions Often Get Approved
Not every part of Houston is the same for a renter with an eviction. Here are the corridors where we often see clients approved with recent, unpaid, or dismissed filings.
Katy
The Katy area has lots of midrange properties where the manager makes the call on each file. That includes Cinco Ranch, the Grand Parkway corridor, and Cross Creek Ranch in nearby Fulshear. It’s often the best place to start if your eviction is under 2 years old and the balance is paid.
Cypress
Cypress (77433, 77429) has plenty of garden style communities where the property sets the policy, not corporate. We often see a dismissed filing or an eviction more than 2 years old get approved here.
Energy Corridor
Energy Corridor and Westchase properties often loosen screening when oil and gas slows down. From what we see, they’d rather approve a renter with an eviction from two years ago than leave units sitting empty. We keep a close eye on this corridor.
Spring, Pearland, and Sugar Land
Out in the suburbs, properties tend to be more flexible than inside the Loop. Midrange landlords in Pearland, Sugar Land, and Missouri City will often work with a double deposit. Spring, Humble, and the Greenspoint area of north Houston have several second chance properties for renters who haven’t paid off an old balance. Most are garden style and townhome communities.
How Does Apartment Screening Work in Houston?
In our placements, most Houston apartment communities use one of these platforms:
- SafeRent Solutions: common at luxury properties and showing up at more midrange ones. It can flag an eviction filing even when the case was dismissed. If its report played any part in a denial, the notice you get has to name the screening company.
- RealPage: its own screening company, separate from SafeRent. Some properties set it up so a person can review a file by hand.
- LexisNexis Risk Solutions: keeps public record data like judgments, liens, and past addresses. If an eviction judgment is in that data, expect it to come up.
- TransUnion SmartMove: smaller private landlords use it a lot.
- RentGrow (Yardi) and AppFolio: common at properties that use those systems for leasing, especially independently run ones.
It helps a lot to know which screening company a property uses. We’ll pass along what the leasing office has told us before you apply.
What You’ll Pay to Move In With an Eviction Record
Every renter with a recent eviction should plan for:
- Application fee: usually $50 to $85 in Texas, per HelloData’s 2025 fee data. We help you avoid wasted ones.
- Risk fee: in our placements, usually $150 to $500, paid upfront or spread into your monthly rent
- Deposit: with an eviction, we usually see one to two months’ rent. Standard deposits vary a lot in Texas. Some properties keep them under $200, and others ask a lot more (HelloData, 2025).
- First month’s rent + admin fee: rent plus about $150. Texas admin fees average about $100 (HelloData, 2025).
- Guarantor fee (if used): a one time charge that varies by service. Liberty Rent, for example, charges a $35 application fee (refunded if you’re not approved). If you’re approved, its one time fee is usually one month’s rent, or 50% to 125% of it at properties that use Liberty Rent’s PrecisePrice.
Say you rent a $1,500 a month Houston apartment with a recent eviction. Houston’s average rent is about $1,345 (RentCafe, September 2026), so this example runs a little high. Plan to bring $3,350 to $5,235 all in, before any guarantor fee. Paid or dismissed filing? You’ll often land at the lower end.
How We Find You an Eviction Friendly Apartment
- Tell us how old your eviction is, whether the balance is paid, which part of Houston you want, and your monthly income. It takes about two minutes.
- An agent on our team looks at your file and goes through our notes for properties that could work.
- You get a short list of Houston properties that may approve situations like yours, with the expected deposit and risk fee for each.
- Apply only where you have a real chance. We help with the letter of explanation and the paperwork.
It’s free to you since the property pays a referral commission to our broker when you sign. That’s the whole business model. We work this way across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio.
