Why Your Apartment Applications Keep Getting Denied

We see renters with evictions hit the same walls all over Texas. It happens at Class B complexes, private owner buildings, and properties run by big management companies.

$50 to $85

That’s what you lose on each application at a property that denies evictions automatically, before a person ever looks.

3 Platforms

Screening from SafeRent Solutions, RealPage, and TransUnion SmartMove flags eviction filings automatically. At a lot of properties, nobody reads the rest of the file.

0 Expungement Laws

Texas has no law for expunging an eviction, and the state’s rule for sealing court records (Rule 76a) sets a high bar. The filing stays public.

Stale Lists

From what we’ve seen, most "eviction friendly apartments" lists you’ll find on Google are old, unverified, or flat wrong.

Why Renters Choose a Licensed Locator

We don’t sell your info. Our licensed agents place renters with evictions across five Texas metros.

How Our Free Texas Apartment Locator Works

Four steps, and none of them cost you anything. The first one takes about two minutes.

01

Tell us your situation

We’ll ask how old the eviction is, whether the balance is paid, where you want to live, and your monthly budget. It’s about two minutes, online or on the phone.

02

We look at your file

Your agent compares your file to our notes on Greystar, RPM Living, Camden, and other Texas management companies. That tells us which ones may consider your kind of eviction.

03

Get a short list

We hand you a short list of properties that may fit your situation, based on our notes on each one. We add what we’ve learned about each property’s eviction rules and who manages it.

04

Apply where your odds are good

You apply with each property yourself, and only where you have a real chance. We help with your letter of explanation and paperwork.

Local eviction data

A court filing doesn’t tell the whole story

Texas Housers counted these eviction filings in two counties we serve.

76,321Harris County filings in 2024
27,012Bexar County filings in 2024

Harris County had 3,789 fewer filings than in 2023, a 4.7% drop. These are cases filed, not people removed from their homes.

Your case outcome and any unpaid balance still matter in your own search. A county total can’t tell you whether a property will approve you.

What a county total can’t tell you

A filing is a case started in court. This count doesn’t tell us how each case ended, whether money is still owed, or how a property will review one renter’s record. And it’s a count of filings, not households.

Sources: Texas Housers: Harris County · Texas Housers: Bexar County. Reviewed .

How we checked this

Historical 2024 county totals come from Texas Housers, and the Harris County 2023 total was 80,110. Our change calculation: (76,321 − 80,110) ÷ 80,110 × 100 = −4.7%. Bexar is a separate 2024 total, not a trend comparison, and repeat filings can involve the same household. This isn’t a live 2026 count. We don’t rank the counties against each other, and these totals don’t say how many renter households each county has.

Common Questions About Renting After an Eviction

Here are straight answers about how we work, and what we can and can’t do for renters with an eviction.

Is the apartment locating service really free?

+
Yes, it's 100% free to you. The property management company or landlord pays us a referral commission when you sign a lease. You never pay us.

How do you know which properties actually accept evictions?

+
We may contact leasing offices and property managers across Texas about their current policies, and we keep notes on what they tell us. Those notes show which properties consider evictions under 2 years old, which want the balance paid first, and which management companies use SafeRent Solutions or RealPage.

Can I rent with an unpaid eviction balance?

+
Yes, but your list will be short. It's the toughest situation we place. We look for the Texas properties that still approve people with an open balance. Guarantor services can help, too, and we can point you to them.

Can I get my eviction expunged or sealed in Texas?

+
Not in practice. Texas has no law for expunging an eviction, sealing under Texas Rule of Civil Procedure 76a is rare and hard to get, and court records are open to the public by default. HB 2909 would have created a path to expungement but died in committee in 2025. We can’t erase the record, but we can help you find properties that may still look at your file. This is general information, not legal advice, and TexasLawHelp.org lets you look up legal aid groups by county for your own case.

How long does an eviction stay on my record in Texas?

+
The filing stays in the public court record. Tenant screening reports fall under the federal Fair Credit Reporting Act (FCRA), and under that law they can usually show an eviction case for up to 7 years from the date it was filed. After that, it should drop off. Still showing past that point? You can dispute it.

Can you guarantee I'll be approved?

+
No, and anyone who promises 'guaranteed approval' isn't being honest. We tell you what we've seen work for renters in your situation, and what hasn't. Then we point you to the properties more likely to approve you.
