Apartments That Accept Evictions in Dallas, From Oak Cliff to Las Colinas

Dallas County has 10 justice of the peace courts across five precincts, and every eviction case filed here starts in one of them. If a judge rules against you, that record can show up on the screening report a property runs when you apply. How much it hurts you comes down to the rules each property sets for itself. Our job is to sort out which properties' rules fit your record, so you know where to apply first. Fill in the free search form below, and we'll get started.

Why DFW Screening Keeps Blocking Renters With Evictions

We’re licensed Texas real estate agents, and our team has 5+ combined years placing renters with evictions across Dallas-Fort Worth. DFW is a huge apartment market. You’ve got garden style complexes, mid rises, townhomes, and high rises spread across Dallas, Tarrant, Collin, and Denton counties.

That size works against you when there’s an eviction on your record. The same handful of large companies (Greystar, MAA, Cortland, RPM Living, Camden) manage a lot of DFW apartments. We’ve seen them share screening data across all their properties. Get denied at their Plano community today, and their Frisco property will likely see the same file tomorrow and turn you down too.

So applying blind across DFW burns hundreds of dollars in $50 to $85 application fees and gets you nowhere. From what we see, most of these properties screen through SafeRent Solutions, RealPage, or TransUnion SmartMove, and each one flags eviction records a little differently.

That’s why the first thing we do is go over your past denials with you, one big management company at a time. Some properties keep their screening data to themselves. Others see everything the company has on you. We tell you which kind you’re dealing with and point out the corridors with enough independent landlords to give you a fair chance.

Neighborhoods Where Renters With Evictions Often Get Approved

Oak Cliff (Southwest Dallas)

Oak Cliff, including Bishop Arts, North Cliff, and Winnetka Heights, has lots of privately owned and midrange properties. Many of them screen in house, or set up their software so a person reviews an eviction instead of the system denying it. It’s often where we start for a renter with a recent or unpaid eviction.

Las Colinas / Irving

Las Colinas is packed with apartments, from corporate luxury to independent owners. We’ve found the independent landlords around MacArthur Boulevard and Story Road in Irving often approve older evictions when you bring the right paperwork.

Carrollton / Farmers Branch

Carrollton (75006, 75007) has midrange properties that make their own call. Renters with a paid balance or a dismissed filing often do well here.

Garland / Mesquite / Grand Prairie

If you still owe a balance, the outer ring to the east and west is where the numbers actually work in DFW. Many properties there are older garden style complexes with independent management and less data sharing, so they look at each application on its own. Richardson and Denton have a few pockets of independently managed properties worth a look, too.

Plano / Frisco (the tough tier)

Plano and Frisco lean heavily toward Class A luxury, and the properties we work with there screen strictly through SafeRent Solutions or RentGrow (Yardi). If your eviction is under 2 years old, you’ll rarely get approved here without a guarantor. An eviction over 5 years old can sometimes work if the balance is paid and your income is 4x the rent.

How the Big DFW Management Companies Handle Evictions

Our management company eviction guide goes over each big name in detail, but here’s the short version of what we see in DFW:

  • Greystar: each property makes its own call, so results vary a lot, but they share screening data company wide.
  • MAA (Mid-America): usually wants a paid balance and the eviction 2+ years old.
  • RPM Living: a mixed bag in DFW, and at many of their properties a person looks over your file.
  • Cortland: often screens through SafeRent and tends to be strict on evictions.
  • Camden: usually strict, but some properties have wiggle room.
  • Willow Bridge (formerly Lincoln Property Company’s residential division) and Venterra: it varies, and several of their DFW properties are flexible.

Guarantor Services That Work for DFW Renters

Plenty of the DFW midrange and Class A properties we work with take these services:

  • OneApp (Approval Assist): a participating property refers you after it denies you or approves you with conditions. We see it at many Greystar and midrange DFW communities
  • Liberty Rent: a second chance lease approval program. You pay to apply (refunded if you’re not approved), then a one time access fee if you are. Most approved renters pay one month’s rent for it. At properties that use PrecisePrice, it can run 50% to 125% of that instead.
  • TheGuarantors: we mostly see it at Class A properties, and it works best for older evictions and strong income
  • Rhino (now Greenlight Rent): its deposit alternative can take the place of the cash you’d normally put down. We see it at a lot of Class B and Class A DFW properties

Read our guarantor services review to see who qualifies.

How Much Cash Do You Need to Move In With an Eviction?

Say your DFW apartment is $1,700 a month and your eviction is recent. That’s a little above the average Dallas rent of about $1,595 a month (RentCafe, September 2026). Here’s what to budget:

  • Application fee: $50 to $85
  • Risk fee: usually $150 to $500 in our placements (some properties add it to your rent instead, often $25 to $50 a month)
  • Security deposit: we plan for one to two months’ rent with a recent eviction ($1,700 to $3,400). Yours may be lower.
  • First month’s rent + admin: $1,700 + $150
  • Guarantor fee (if needed): a one time charge of about one month’s rent ($1,700)

That adds up to $3,750 to $7,535 all in for a recent eviction in DFW. If your filing is paid or dismissed, expect to land near the low end, or below it if your deposit comes in lower.

How We Build Your DFW List

Three things shape your DFW list. First: will a past denial, say at a Greystar property, follow you to that company’s other properties? Next, we look at which corridors, from Oak Cliff to Garland, have more independent owners who’ll read your file with fresh eyes. Last comes your guarantor service, if you use one, and which of your target properties work with it.

After that, we go through our notes on what properties have told us lately about their eviction rules. DFW policies can shift from month to month, so you get the newest details we have. Ready to see which DFW properties may work with your eviction? Fill out the form above, and one of our licensed agents will usually reply the same day during office hours.

Questions About Dallas

Straight answers, no legal fluff. Our licensed Texas agents regularly place renters with evictions.

How do the big DFW management companies affect renters with evictions?

+
Greystar, MAA, RPM Living, Cortland, and Camden run a big share of the metro’s apartments, and they often pass screening results between their own communities. If their Plano location denies you, applying at their Grand Prairie property will likely get you the same answer. We factor that in when we build your list.

Which DFW areas are best for a renter with an eviction?

+
In our placements, Oak Cliff, Las Colinas, and Carrollton have the most properties where a person reads your whole file. Plano and Frisco lean toward Class A luxury and are the toughest. Garland, Mesquite, and Grand Prairie have plenty of midrange properties with more flexibility.

Can I rent in Dallas with an unpaid eviction balance?

+
Yes, but your list gets a lot shorter. Expect to look at privately owned places in Oak Cliff, older Garland complexes, or midrange properties in Grand Prairie. You’ll often need a guarantor service like OneApp or Liberty Rent.

Do Dallas properties allow guarantors for evictions?

+
Many do, from what we’ve seen, and it’s especially common at properties that partner with OneApp or TheGuarantors. We’ll tell you which DFW communities have told us they work with them.

Why do Dallas eviction denials seem to repeat across properties?

+
When one company runs many DFW properties, a denial at one of them often carries over to the rest. Applying again with that company usually ends the same way. Independent landlords in places like Oak Cliff and Grand Prairie are the way around it, and that’s where we usually point you.
