SafeRent Eviction Screening Explained
How SafeRent Solutions flags eviction records, why denials often come back automatically, and what to do if it denied you.
In this guide
SafeRent eviction screening is one of the most common roadblocks we see at Texas apartment communities, especially Class A properties. If your apartment application was denied for an eviction, SafeRent may have run your screening. Here’s how it works and what we tell renters to do next.
What SafeRent is and where you’ll run into it
SafeRent Solutions is a tenant screening company. It used to be CoreLogic’s rental screening business, and it isn’t part of RealPage. What it does with your application:
- Pulls JP court records for eviction filings
- Keeps its own database of housing court records
- Pulls credit data from Equifax, Experian, and TransUnion
- Scores your file
- Sends the property a score and report. The property’s own rules turn that into a yes, a yes with conditions, or a no
From what we see, it shows up most at Class A luxury properties in Texas (Cortland, NRP Group, some Camden luxury, many Greystar Class A). We’re seeing it at more mid market properties too.
Why SafeRent denials happen automatically
SafeRent doesn’t make the final call. The property sets the rules, and most SafeRent properties we work with have set up automatic denials like these:
- Any eviction filing newer than the property’s cutoff → automatic denial
- Any unpaid balance over the property’s limit → automatic denial
- Any judgment for the landlord → automatic denial
- Multiple filings → automatic denial
So you can get turned down before a leasing agent ever looks at your application.
How to find out if SafeRent denied you
Start with your adverse action notice, the denial notice the property has to give you (most come as a letter or email). By law, under the Fair Credit Reporting Act (FCRA) (opens in new tab), the notice has to name the screening company. If it says “SafeRent Solutions,” that’s who you’re dealing with. If it says RealPage or LeasingDesk, that’s a different screening company with its own consumer line (opens in new tab) (866-934-1124).
How to get your SafeRent report
Call SafeRent at 888-333-2413, weekdays from 8 a.m. to 6 p.m. Central. Or fill out the request form on SafeRent’s consumer support page (opens in new tab) (saferentsolutions.com/consumer-support) and email it to Consumer@SafeRentSolutions.com. It’s free if you ask within 60 days of an adverse action notice, and you get one free copy every 12 months too. SafeRent says it sends your file within 3 to 5 business days.
When it comes in, look for:
- How the eviction ended (dismissed or judgment)
- Balance status (paid or unpaid)
- Filing dates (a filing over 7 years old usually shouldn’t show)
- The same case listed twice
- Records that aren’t yours
How to dispute SafeRent errors
Under the FCRA, SafeRent has 30 days to finish looking into your dispute (45 if you send more information partway through). You can dispute by phone at 888-333-2413 or with SafeRent’s dispute form. These are the disputes we see win most:
Wrong outcome: your case was dismissed, but SafeRent shows “eviction judgment.” Attach the court order of dismissal.
Wrong balance status: you paid the balance, but SafeRent shows it unpaid. Attach the zero balance letter or satisfaction of judgment.
Too old to report: the filing is over 7 years old. Attach the court record showing the filing date.
Not your record: the filing belongs to someone else. Attach your ID and address history.
Our dispute guide has the full FCRA process.
What to do after a SafeRent denial
Don’t apply again at properties that run everything through SafeRent. From what we’ve seen, you’ll usually get the same answer. Here’s what we tell clients to do instead:
- Apply at properties that use other screening companies: the ones we see most are TransUnion SmartMove (independent landlords) and RentGrow (Willow Bridge, some Yardi properties)
- Try independent owners: they often do their own screening in house
- Look at approval programs like OneApp and Liberty Rent: some SafeRent properties may approve you with one of them backing your lease
- Dispute any errors so the record can be clean the next time you apply
Every SafeRent property sees the same records
It’s one shared database. Get denied at one Class A property, and the next one that uses SafeRent sees the same records. From what we’ve seen, that property will often give you the same answer.
The usual way around it is to apply where a different screening company runs the check. Our property management company guide shows the screening companies we see at each of the big managers.
Management companies that lean on SafeRent
In our placements, these are the companies where SafeRent shows up most. Already denied by SafeRent? Skip them for now:
- Cortland (SafeRent at most of the properties we’ve worked with)
- NRP Group (Class A new construction, SafeRent)
- Many Greystar Class A properties (SafeRent)
- Several Camden luxury properties
These have worked better for our clients after a SafeRent denial:
- RPM Living properties (screening varies by property)
- Willow Bridge (Yardi RentGrow)
- Independent owners (in house screening)
How we help after a SafeRent denial
We keep notes on which properties in the city you’re moving to use SafeRent and which use something else. Tell us SafeRent denied you, and we’ll focus on properties our notes say use a different screening company. It costs you nothing.
If you’d like that list, fill out the form on our home page or call 888-846-7541.
