Second Chance Apartments in Austin: Where Properties Review Each File
These are the parts of the Austin area where we find properties that look at each eviction file on its own. Round Rock, Pflugerville, and South Austin lead the list.
In this guide
Austin has plenty of empty units right now, but it’s still a tough market for someone with an eviction. A lot of the newer buildings are Class A luxury, and they run strict automated screening. Out in the suburbs and the edges of the metro, it’s a different story. Below are the areas where we find second chance apartments in Austin: properties that look at each file one at a time.
Round Rock (78664, 78665, 78681)
Round Rock is where we get the most approvals for Austin renters with evictions. In our placements, independent owners around Old Settlers Park and along University Boulevard have often approved older evictions with paid balances. Newer buildings near Kalahari Resorts and the Dell campus are stricter, but they can still work.
Best for: an eviction at least a year old with the balance paid, a dismissed eviction, or sometimes an open balance with a guarantor.
Who runs the properties: mostly mid market companies and independent owners.
Pflugerville (78660, 78691)
Pflugerville has lots of mid market properties, especially around Stone Hill Town Center, and so does the Wells Branch area just to the west. From what we see, many of these properties make their own screening call. So a person, not a scoring system, often looks at your file.
Best for: a recent eviction with the balance paid and income at 3x rent, a dismissed eviction, or an older eviction.
South Austin (Slaughter to William Cannon)
South Austin between William Cannon and Slaughter has garden style properties, and in our placements a manager there usually reviews your file by hand. Closer in, some of the newer properties along East Riverside Drive may consider older evictions if you have a strong current job.
Best for: an eviction at least two years old with the balance paid, or sometimes an open balance with a guarantor.
East Austin (past 183)
East of 183, a lot of independent owners do their own screening. We’ve placed many renters with older filings or paid balances here.
Best for: a paid or dismissed eviction, or sometimes an open balance with a private owner.
Kyle and Buda (78640, 78610)
The commute’s real, but your odds with an eviction are much better here than in central Austin. We’ve found that newer Class B buildings in both towns often work with a guarantor.
Best for: recent or older evictions, and applications with a guarantor.
Manor (78653)
In Manor, the newer mid market properties we work with usually make the call on site. Independent owners run most of the older properties near the town center.
Best for: an eviction at least a year old with the balance paid, or a dismissed eviction.
Georgetown (78626, 78628)
Georgetown’s mid market properties can work for older evictions with strong income. Class A luxury there is tighter.
Best for: an eviction at least three years old with the balance paid.
Cedar Park (78613)
From what we see, Cedar Park is mostly newer Class A luxury. Outer Cedar Park is the exception: around Twin Lakes Park, you’ll find some flexible mid market properties.
Best for: a paid or dismissed eviction at least five years old, plus strong income.
Areas you’ll usually want to skip
Downtown Austin: Class A luxury with strict automated screening, often through SafeRent
Rainey Street / East 6th: Class A luxury
Domain / North Burnet tech corridor: Class A luxury with some of the strictest screening we see
Bee Cave / Lakeway: luxury only, with almost no room for an eviction
Westlake: luxury only
Why timing matters in Austin
Vacant units aren’t hard to find in Austin right now. Eviction friendly ones are, and they go fast. The ones we’ve tracked in Round Rock or Pflugerville often fill within 1 to 2 weeks of going on the market. Central Austin moves even quicker.
If you’re searching, be ready to:
- Tour within 48 hours of hearing about a unit
- Apply within 24 hours of a good tour
- Sign within 72 hours of getting approved
See our summer 2026 timing post for what changes by season.
Mistakes we see Austin renters make
- Holding out for central Austin with a recent eviction
- Writing off Round Rock and Pflugerville as “too far”
- Not moving fast enough when a unit opens up
- Applying at 5 Cortland or NRP Group properties (from what we’ve seen, a denial at one often follows you to the others they run)
- Waiting until after a tour to line up a guarantor
How we help in Austin
Tell us about your file, and we’ll point you toward the areas most likely to fit it. For most files, that’s Round Rock, Pflugerville, or South Austin. We keep notes on which properties take which situations, and we help you set up a guarantor if you need one. Getting placed often takes 1 to 2 weeks. We can’t promise an approval, since the property makes the final call. It costs you nothing.
