## Who manages the property can change your odds

We're licensed Texas real estate agents with 5+ combined years placing renters with evictions. We keep notes on how each management company's properties handle eviction records across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio. Most of the big Texas apartment communities we work with are run by a large property management company (PMC). That covers everything from garden style complexes in Katy to high rise towers in Uptown Dallas.

From what we see, each PMC screens evictions its own way. Some let the property review files by hand. Others seem to use one policy for every property. The software varies too: SafeRent Solutions at some, Yardi’s RentGrow or TransUnion at others, and in house screening at a few.

So it helps to know who manages the place you want, and how that company's properties tend to handle evictions. That can be the difference between a wasted application fee (usually $50 to $85 per adult in Texas) and an approved lease.

Here's where things stand at properties run by the major PMCs in Texas, based on our 2026 notes. As far as we can tell, none of these companies publishes one eviction rule for all its properties. So everything below is what we've seen at some of their properties in our placements, not company policy. Policies do shift, so we build your list from our most recent notes.

## What we've seen at the big management companies' Texas properties

### Greystar

- **Size and reach**: the largest apartment manager in the country, with a huge number of Texas properties, from Class A luxury to mid market
- **Screening we see**: mostly SafeRent (Class A) and screening tools each property can adjust (mid market)
- **What we've seen on evictions**: the property makes the call. Some properties review dismissed filings and filings 2+ years old one at a time. Others deny automatically.
- **Data sharing**: from what we've seen, often across its properties. A denial at one often means a denial at others.
- **Guarantor**: some properties work with OneApp for eviction cases.
- See our detailed [Greystar guide](/guide/does-greystar-accept-evictions/)

### MAA (Mid-America Apartment Communities)

- **Size and reach**: communities in DFW, Houston, Austin, and San Antonio
- **Screening we see**: SafeRent Solutions (the former CoreLogic screening business)
- **What we've seen on evictions**: usually strict. Its properties tend to want the eviction 2+ years old and the balance paid. Some have wiggle room.
- **Data sharing**: we often see one denial carry over to its other properties.
- **Guarantor**: we've seen a few properties take one.

### RPM Living

- **Size and reach**: based in Austin, with properties in all major Texas metros
- **Screening we see**: varies. Mostly SafeRent Solutions, with some other screeners
- **What we've seen on evictions**: the property mostly makes the call. Many will review your file individually.
- **Data sharing**: from what we've seen, a denial at one property often carries over to its sister properties.
- **Guarantor**: we've seen several properties accept OneApp and Liberty Rent.

### Cortland

- **Size and reach**: a big presence in Class A luxury in DFW, Austin, and Houston
- **Screening we see**: SafeRent
- **What we've seen on evictions**: mostly strict at the properties we've worked with. They tend to want the eviction 5+ years old, or a dismissal with strong income.
- **Data sharing**: from what we've seen, often across its properties.
- **Guarantor**: we've seen TheGuarantors accepted at some properties.

### Camden Property Trust

- **Size and reach**: strong in Houston, DFW, and Austin
- **Screening we see**: SafeRent Solutions
- **What we've seen on evictions**: usually strict, but some properties have wiggle room. A paid or dismissed eviction that’s 2+ years old sometimes gets approved.
- **Data sharing**: in our files, a denial at one Camden property often means the same answer at others.
- **Guarantor**: limited at the properties we've seen.

### Willow Bridge Property Company

- **Size and reach**: based in Dallas, with properties across Texas
- **Screening we see**: Yardi RentGrow and screening tools each property can adjust

- **Guarantor**: from what we see, more of its properties keep adding OneApp.

### Lincoln Property Company (now Willow Bridge)

- **What changed**: Lincoln’s apartment management business became Willow Bridge Property Company in 2023 and is no longer part of Lincoln.
- **What it means for you**: former Lincoln communities are now run by Willow Bridge, so our Willow Bridge notes above apply. If you see an older listing that says “Lincoln,” treat it as Willow Bridge.

### Venterra Realty

- **Size and reach**: Houston, DFW, San Antonio, and Austin
- **Screening we see**: SafeRent Solutions and Yardi’s RentGrow
- **What we've seen on evictions**: usually up to the property, with individual review for paid or dismissed evictions.
- **Data sharing**: from what we've seen, a denial at one property often carries over to its sister properties.
- **Guarantor**: we haven't seen many of its properties take one.

### NRP Group

- **Size and reach**: strong across all major Texas metros (mostly new construction, both market rate and affordable)
- **Screening we see**: SafeRent
- **What we've seen on evictions**: mostly strict at the properties we've worked with. They tend to want the eviction 3+ years old and a strong file.

## How one denial can follow you across a company's properties

Here’s what we mean when we say a PMC shares screening data across its properties. From what we've seen, if you apply at one of their properties and get denied, that result often follows you to their other properties. Say you're denied at a Greystar garden style community in The Woodlands. Apply at a Greystar mid rise in Sugar Land, and you'll often run into the same SafeRent flag.

That’s why the “just apply everywhere” approach can burn money. Ten applications at one company's properties across Houston, DFW, and Austin often get the same answer ten times. Ten applications at ten different PMCs usually get you ten separate decisions.

Been denied already? The first thing we do is go through your past denials to see which PMCs have screened you. Then we steer your next round of applications toward different PMCs or independent owners.

## When an old denial might stop following you

- **Guarantor backed applications**: some PMCs' properties may approve you with a guarantor after denying you without one
- **Time gap**: 12+ months since the last denial, with clean rental history and a paid balance, can sometimes reset it
- **Different tier**: some PMCs use different rules for their Class A and mid market properties

Independent owners, meaning properties not run by a PMC, usually look at each file on its own. That's often where we send renters a big PMC has already turned down.

## How we work around companies that already denied you

1. We ask which properties have already denied you. Your adverse action notice names the screening company (SafeRent, RentGrow, or TransUnion), and the property name usually tells us the PMC
2. Then we look at which of those PMCs seem to share screening results across their properties
3. We point your next applications toward PMCs that haven’t screened you yet, or to independent owners. We tend to find more of those in areas like Pearland, Round Rock, and New Braunfels
4. We compare your file (eviction age, balance status, income) with what we've seen each PMC's properties take
5. Before you apply, we share our notes on each property's policy

## Find property management companies that may accept your eviction

Which companies take evictions? We get that question a lot. The answer keeps changing as PMCs across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio update their screening rules. Fill out the form above, and we'll usually get in touch during weekday business hours, often with a few questions. Building a list of properties in your city that may fit your file can take 24 to 48 hours on weekdays.

## Why Renters in This Situation Come to Us

What we do differently when the management company matters.

1

### We keep notes on what each company's properties accept

What their properties accept can shift month to month. So we share our most recent notes, property by property.

2

### We watch which companies seem to share screening data

Some companies seem to pass one denial along to their other Texas properties, and we keep track of which ones do. That can help keep your next application fee from going to a repeat denial.

3

### We track guarantor partnerships

We keep a list of which PMCs' properties take OneApp, Liberty Rent, and TheGuarantors for eviction cases. If a guarantor could help your file, we point out where it's more likely to work.

## Stop Wasting Application Fees. Find Out Who May Approve You First.

Tell us where your eviction stands, and we’ll send you a short list of properties that may work for your situation. You never pay us.

## Questions About Management Company Eviction Policies

Straight answers, no legal fluff. Our licensed Texas agents regularly place renters with evictions.

### Which Texas property management company is the most eviction friendly?

It varies by property, not just by management company. From what we've seen, Willow Bridge (which took over Lincoln Property Company’s apartments), RPM Living, and Venterra tend to let the property make the call. So do many mid market Greystar properties. MAA, Cortland, and Camden properties do that less often. Independent owners tend to be the most flexible of all.

### Does Greystar accept evictions?

Sometimes. As far as we can tell, Greystar lets each property set its own eviction rules. In our files, some Greystar Texas properties have approved a dismissed or paid balance eviction that’s 2+ years old, and others have denied any eviction automatically. We update our notes property by property on eviction age, balance owed and credit. See our Greystar eviction guide.

### If I'm denied at one management company's property, will their other properties deny me too?

Often, yes. We usually see properties run by Greystar, MAA, Cortland, and Camden give the same answer on the same file. If one of their Dallas properties denies you, their Fort Worth properties will likely say the same. So we steer you away from companies that already denied you.

### Which management companies work with guarantor services?

We see many Greystar mid market properties work with OneApp, and more Willow Bridge properties keep adding it. From what we've seen, Liberty Rent partners with more mid market properties. TheGuarantors works at some Class A properties. Partnerships change, so we check our most recent notes before we point you to one.

### Is eviction policy set by the management company or the individual property?

Usually the individual property, not the whole company. The same company can deny automatically at a Class A tower and review files individually at a Class B community down the road. That’s why we keep our notes property by property instead of going off the company’s reputation.
