How It Works

# How apartment locators work: from "just denied again" to new keys.

Here’s how our apartment locating works: four steps, usually with one licensed agent the whole way. We go through our property notes when we build your list. You don't pay anything. The property pays us when you sign.

01

## Tell us about your eviction

Fill out a short form. We’ll ask where you want to live, how old the eviction is, whether there’s a balance, and your monthly income and rough budget. It takes about two minutes online or on the phone. We don't pull your credit, there's no obligation, and we never ask for your Social Security number or date of birth.

02

## A licensed agent looks at your file

One of our licensed Texas agents looks at your situation and may contact leasing offices about their current eviction rules. How old can the filing be? Does the balance have to be paid first, and how is a dismissal treated? We look at which screening company each property uses, and whether the management company sticks to the same rules at all its properties. The image with this step is an illustration.

03

## Your short list of properties

We send you a short list of properties in the city you want that may consider a file like yours. We add our notes on each property's eviction policy and who manages it. When we need more detail, we may contact the property.

## You apply, and we help

Apply only where you have a real chance of approval. First, we send the property a guest card, a short form that registers you as our client. It lists your name, contact info and what you’re looking for (we normally leave your eviction history off it). Then you apply with the property yourself, and we help with your letter of explanation (a short note about what happened), your income paperwork, and any guarantor or approval program. The whole thing often takes a couple of weeks, not months.

## Why you don't pay a cent

Texas apartment communities pay our broker a referral commission when you sign a lease. Each property sets the amount, often a share of the first month's rent. It costs you nothing extra, and it doesn't change your deposit, rent, or fees. If we don't get you housed, we don't get paid.

So we won't push you into a place that isn't right just to get paid faster. A bad placement hurts our name with the property, and our next referral there gets harder.

## Talk to Our Licensed Agents Before You Apply Again

We keep notes on what Texas properties have told us about evictions, and we usually reply during weekday business hours. Your short list of properties that may fit can take 24 to 48 hours on weekdays. There's no cost to you.
