When you apply with an eviction, your paperwork is the part you control most. From what we see, renters who show up with a complete, organized package get approved far more often than the ones who send documents in dribs and drabs. Here’s our checklist of the documents needed to rent with an eviction.

## What to bring to every application

**1. Your two most recent paystubs**

- Clear and complete, with every page
- Show what you make each month before taxes (most properties we work with want about 3x the rent)
- If your paystubs vary (part time, gig work), bring 12 weeks of them

**2. A letter from your employer**

- On company letterhead
- Confirms your job title, start date, and yearly pay
- Signed by HR or your direct manager
- Has a phone number they can call to check it

**3. Bank statements (last 2 to 3 months)**

- Show steady deposits that match your paystubs
- Show enough in the account to cover the deposit and first month
- Black out the account numbers if you’re worried about privacy

**4. Photo ID**

- Driver’s license or state ID
- A passport works as a backup

**5. Social Security card or number**

- Most properties use it to run credit and screening. You give it to the property when you apply, never to us. If you don’t have one, some properties accept an ITIN instead, and we keep notes on which ones do

**6. References from past landlords (2 if you can)**

- Name, contact info, and the dates you lived there
- Best if they’re from places you rented after the eviction with a clean record
- A written reference letter is even better

## Paperwork for the eviction itself

**7. Letter of explanation**

- Two paragraphs, one page max
- See our [LOE template](/guide/how-to-write-a-letter-of-explanation-for-an-eviction/)

**8. Proof of where the balance stands**

- A zero balance letter from your former landlord (on their letterhead)
- A release of judgment, if one was filed with the court
- Payment receipt or bank statement showing the payment
- If you’re on a payment plan, the signed agreement showing you’re caught up

**9. Court dismissal paperwork (if your case was dismissed)**

- A certified copy of the order of dismissal
- The court’s case summary showing how it was dismissed (with or without prejudice, a nonsuit where the landlord dropped it, or an agreed dismissal)

**10. A copy of your screening report**

- Your own recent screening report
- Especially if you’ve filed FCRA disputes and the report now shows the corrections

## Paperwork that opens up more options

**11. Guarantor approval letter**

- From OneApp (Approval Assist), Liberty Rent, TheGuarantors, or a similar service
- If a guarantor already approved you, bring that letter so the property can see it

**12. A deposit alternative, if the property offers one**

- Greenlight Rent (formerly Rhino), Jetty, and Obligo work through the property, and we keep notes on which properties offer one
- Can make the deposit conversation easier

**13. Family cosigner paperwork (if you have one)**

- Cosigner’s ID, income proof, and their OK to run credit
- Can help at properties that don’t work with guarantor companies

## Paperwork for self employment or gig income

Self employed or doing gig work? Regular paystubs won’t apply, so use these instead:

- **Your last 2 years of tax returns** (with Schedule C, plus any 1099 forms you got)
- **12 months of bank statements** showing steady business deposits
- **12 months of earnings statements** from the apps (Uber, Lyft, DoorDash, and so on)
- **Client contracts** (for freelance or consulting work)
- **A letter from your accountant** confirming your income, if you have one

Our [self employment guide](/guide/get-approved-with-an-eviction-and-self-employment-income/) covers this in more detail.

## How to put the package together

Make it look sharp:

1. A physical folder or one digital PDF
2. A cover page with your name and the unit you want
3. Everything in this order: the LOE, then income, then references, then the eviction paperwork, then anything extra
4. A table of contents helps if the package is thick

If you’re sending it by email or online (most people do), combine everything into one PDF with bookmarks.

## What if you don’t have prior landlord references?

If you’ve been living with family, subletting, or in an informal setup since the eviction, use these instead:

- Personal references (employer, community leader, mentor)
- Bank statements showing a steady monthly payment that matches rent
- Utility bills in your name that show where you’ve lived
- An explanation in your LOE

## What NOT to bring

- Original court documents (bring copies)
- Your original ID to leave with them (hand over a copy and just show them the original)
- Medical records or family paperwork (you don’t need to share health or family details)
- Legal briefs or complaints about the former landlord

## When leasing offices ask for more

Sometimes a leasing office comes back for more paperwork after it sees your first application. Usually it’s one of these:

- More paystubs (bring 4 to 6 if they ask)
- More bank statements (6 months)
- A written explanation of how your income comes in
- A direct phone number for your old landlord so they can check the reference

Get it to them within 24 hours. From what we see, a slow reply sinks a lot of applications that would’ve gone through.

## The one page cover checklist

Here’s the checklist we give our clients to take to the leasing office:

`□ Photo ID
□ Social Security card or number
□ Paystubs (2)
□ Letter from your employer
□ Bank statements (2 to 3 months)
□ Letter of explanation
□ Zero balance letter or payment proof
□ Court dismissal papers (if your case was dismissed)
□ Prior landlord references (2)
□ Guarantor approval (if a guarantor approved you)
□ Screening report (if you've pulled it)
□ Deposit alternative (if the property offers one)
`

Print it, check off each item, and then apply.

## Why the paperwork matters so much

Look at it from the leasing office’s side. A full, organized package says you’re serious and prepared, and that can make you a safer bet, even with an eviction on record.

If you’d like help building your package, fill out the form on our [home page](/). We’ll coach you through it at no cost to you.

## Frequently Asked Questions

### What documents help most with an eviction?

Strong income proof comes first: 2 paystubs and a letter from your employer. Then bring landlord references from places where your record was clean, proof of a paid balance, and a well written letter of explanation.

### Do I need everything for every application?

You should. One complete package with the first application usually moves faster than sending pieces each time they ask.

### What if I don't have prior landlord references?

Personal references from an employer, mentor, or community member can fill in at some properties. Bank statements showing a steady monthly payment about the size of rent help too.
