If you’re learning how to rent with an eviction in San Antonio, you’re in a good city for it. Of the big Texas metros, it’s the one we’d call friendliest to renters with evictions, at least from the files we’ve placed. Rents run lower than in Austin: about $1,260 a month on average, versus $1,646 (RentCafe, September 2026). A lot of the apartments are older and midrange. And you’ll find more independent owners here than in Houston’s Class A areas.

## Step 1: Check your record

Get your Bexar County JP court file first (Justice of the Peace court, where Texas evictions get filed). Start with the [Bexar County Justice Information Portal instructions](https://www.bexar.org/3856/New-Justice-Information-Portal). If your case isn’t there, call the clerk at [the JP precinct that heard it](https://www.bexar.org/3145/Justice-of-the-Peace-Courts). Then pull your screening report (SafeRent or TransUnion SmartMove). Check three things: how old the eviction is, whether there’s a balance, and how the case ended.

Our [check your history guide](/guide/how-to-check-your-eviction-history-before-applying/) goes through it step by step.

## Step 2: Pick the right part of San Antonio

**Recent eviction + unpaid balance** → Leon Valley independents, older Converse complexes, private owners on the Southside, plus a guarantor.

**Recent eviction + paid balance** → Leon Valley, Live Oak, outer Medical Center, midrange Converse.

**Older eviction + paid** → your options open up to most of San Antonio, except luxury buildings in Stone Oak.

**Dismissed eviction** → most of San Antonio. Bring proof of dismissal.

**Multiple evictions** → Leon Valley and Southside independents, plus Class B properties in Live Oak with a guarantor.

## Step 3: Know how the big San Antonio management companies screen

- **Greystar**: each property sets its own policy, and several in San Antonio are more flexible than Greystar’s DFW ones
- **MAA**: usually wants the eviction to be at least 2 years old
- **Embrey**: based in San Antonio, and its properties tend to follow one company policy
- **NRP Group**: has built more communities in San Antonio than in any other metro, from affordable to market rate, and they’re strict
- **RPM Living and Cortland**: both have properties here, but fewer than in DFW
- **Independent owners**: where many of our San Antonio placements with an eviction land

That’s what we see on our own San Antonio files, and policies can change. You’ll find more on each company in our [management company guide](/property-management-companies-that-accept-evictions/).

## Step 4: Get your paperwork and guarantor ready

Leasing offices here ask for the usual things: 2 recent paystubs, an employer letter, and bank statements. They’ll want landlord references and a letter of explanation too, plus guarantor paperwork if you’re using one. The full checklist is in our [documentation guide](/guide/what-documentation-to-bring-when-you-have-an-eviction/).

We use guarantor services (OneApp, Liberty Rent) less in San Antonio than in Austin. They can still help if your eviction is recent and unpaid, and we share our notes on which program a property takes before you apply.

## What it really costs to move in

Here’s an example with a $1,250 a month unit in Leon Valley or Live Oak. Average rents there are about $965 in Leon Valley and $1,256 in Live Oak (RentCafe, fall 2026). With a recent eviction, plan for:

- Application fees: $100 to $150
- Risk fee (an extra charge for an eviction on file): $150 to $350
- Deposit: 1.5x to 2x rent ($1,875 to $2,500)
- First month’s rent + admin: $1,400
- Guarantor (if needed): about one month’s rent ($1,250)

Total: **about $3,500 to $5,650**. If your balance is paid or the case was dismissed, plan on less.

## Frequently Asked Questions

### Can I rent with an eviction in San Antonio?

In many cases, yes. From what we see, it’s more forgiving than Austin. San Antonio has more older, midrange properties run by independent owners, and those are the most open to an eviction.

### Where in San Antonio do evictions get approved most often?

Leon Valley, Live Oak, Converse, and the outer Medical Center. In our placements, many properties there review each file on its own. The toughest are Stone Oak and the downtown high rises.

### Is San Antonio easier than DFW if I have an eviction?

Often, yes. Going by our files, San Antonio has more independent owners, and the big management companies don’t have the same reach they do in DFW.
