# How to Rent With an Eviction in Houston

From what we see, Houston’s big central buildings are some of the strictest in Texas on eviction screening. Farther out, there are plenty of independently owned apartments. Here's how to work it, step by step.

If you’re figuring out how to rent with an eviction in Houston, the city cuts both ways. Central Houston is mostly Class A luxury, where screening companies like SafeRent Solutions flag filings automatically. Go farther out, though, and you’ll find plenty of independent owners.

## Step 1: Pull your Houston court file

If you were evicted in Houston, your case is most likely in a Harris County JP court. That’s a Justice of the Peace court, where Texas evictions get filed. Sugar Land and most of Missouri City are in Fort Bend County, and Pearland is mainly in Brazoria County. If you lived there, check that county’s JP courts instead.

For a Harris County case, use the Harris County Justice Courts “[Find Your Case and Court Date](https://jpwebsite.harriscountytx.gov/FindMyCase/search.jsp)” search. Look it up by case number, or by your last name and date of birth. Cases closed more than five years ago may not show up online. If you can’t find yours, call the clerk at the JP court that heard it. Then check:

- Exact filing date
- Whether the balance is paid
- How the case ended (judgment, dismissed, or nonsuited, meaning the landlord dropped it)

Next, get your tenant screening report (your [SafeRent](https://saferentsolutions.com/consumer-support/) or TransUnion SmartMove consumer file). That’s what a Houston leasing office will actually see.

Our [check your history guide](/guide/how-to-check-your-eviction-history-before-applying/) goes through both.

## Step 2: Match your file to the right parts of Houston

**Recent eviction + unpaid balance** → Katy independents, garden style properties in Cypress, older Greenspoint complexes, midrange Spring Branch, plus a guarantor (Liberty Rent especially).

**Recent eviction + paid balance** → Katy, Cypress, Energy Corridor Class B, midrange Pearland.

**Older eviction + paid** → the same list, plus Sugar Land and some Camden and Willow Bridge properties.

**Dismissed eviction** → most of Houston. Bring proof of dismissal.

**Multiple evictions** → Katy independents, older Cypress complexes, Class B properties with a guarantor.

## Step 3: Know how the big Houston management companies screen

Here’s what we see from each of them on Houston files:

- **Greystar**: each property sets its own policy, and some Katy and Sugar Land properties review each file
- **MAA**: usually strict, and wants the eviction to be at least 2 years old
- **Camden**: based in Houston, and mostly strict
- **RPM Living**: each property sets its own policy, and many in Houston are flexible
- **Willow Bridge**: growing in Houston, and mostly uses Yardi’s RentGrow screening
- **NRP Group**: newer buildings, and strict
- **Independent owners**: where many of our Houston placements with an eviction happen

Policies can differ from one property to the next, even within a company. See our [management company guide](/property-management-companies-that-accept-evictions/) for more on each one.

## Step 4: Line up a guarantor if you need one

With a recent, unpaid, or repeat eviction, a guarantor program is often what gets you in the door in Houston. Before you tour, it helps to know whether a property works with OneApp or Liberty Rent. We keep notes on which ones do. Both are referral only: you apply at a property that works with the program first. If that property denies you or approves you with conditions, it can send you to OneApp or invite you to Liberty Rent. See our [guarantor review](/guarantor-services-for-renters-with-evictions/).

## Step 5: Get your Houston paperwork together

Here’s what Houston properties usually ask for:

- 2 recent paystubs showing income of 3x the rent
- Employer verification letter
- 12 months of bank statements (especially if your income varies)
- Houston landlord references from places you paid on time
- Zero balance letter or satisfaction of judgment (the court paper showing the judgment is paid)
- Order of dismissal (if you have one)
- Letter of explanation (2 paragraphs)
- Guarantor approval paperwork (if you’re using one)

Our [documentation guide](/guide/what-documentation-to-bring-when-you-have-an-eviction/) explains each one.

## Step 6: Tour and apply smart

**Pick 3 to 5 Houston properties** in the area that fits your file. Don’t apply to more than 2 run by the same management company at once.

**Bring up the eviction** at the tour with a short 30 second script. See our [what to say guide](/guide/what-to-say-to-a-leasing-agent-about-your-eviction/).

**Turn in the full application** within 24 to 48 hours of a good tour. Include all your paperwork.

## Step 7: Handle conditional approvals fast

Some parts of Houston move fast, like Katy in summer or the Energy Corridor when oil and gas picks back up. A conditional approval means they’ll approve you once you meet a condition, like a bigger deposit or a guarantor. From what we see in Houston, those often come with a 3 to 5 day deadline. If you can meet the conditions the same day, do it. Our [conditional approval guide](/guide/what-is-conditional-approval-and-how-long-does-it-take/) covers the rest.

## What it really costs to move in

Here’s an example with a $1,500 a month unit in Katy or Cypress. Average rents there are about $1,600 in Katy and $1,650 to $1,700 in Cypress (RentCafe, 2026). With a recent eviction, plan for:

- Application fees: $150 (2 to 3 properties)
- Risk fee (an extra charge for an eviction on file): $250 to $400
- Deposit: 1.5x to 2x rent ($2,250 to $3,000)
- First month’s rent and admin fee: $1,650
- Guarantor (if needed): about one month’s rent ($1,500)

Total: **$4,300 to $6,700**, depending on the deposit and whether you need a guarantor. Paid or dismissed cases land at the lower end.

## Common Houston mistakes to avoid

- Applying at 5 Greystar Class A properties in West Houston (a denial at one can follow you to the others)
- Applying at luxury buildings inside the Loop or in the Heights when you still owe on a recent eviction
- Touring before you know which guarantor programs a property works with
- Waiting days to respond to a conditional approval. The unit can be gone by then
- Not knowing which screening company denied you at your last property

Often 1 to 3 weeks for the Houston renters we work with. Applying wherever you happen to see a listing can stretch into months and cost hundreds in application fees.
