# How to Rent With an Eviction in Fort Worth

Fort Worth with an eviction on your record: know your DFW denials, then look in Haltom City, North Richland Hills, Benbrook, and the Southside.

Here’s the first thing to know about how to rent with an eviction in Fort Worth: the city gets lumped in with Dallas. On screening, that’s fair: the big property management companies (PMCs) use the same DFW rules on both sides. But the apartments themselves are different. From what we see, Fort Worth leans mid market and Class B, and there are more independent operators here than in Dallas. That’s where we focus.

## Step 1: Confirm your file and your DFW denials

Most Fort Worth eviction cases are filed in the Tarrant County JP courts (Justice of the Peace courts, where Texas evictions get filed). A few parts of Fort Worth sit in Denton, Johnson, Parker, or Wise County, so check there if your case isn’t in Tarrant. You can pull it on the county’s [Odyssey Public Access](https://www.tarrantcountytx.gov/en/justice-of-the-peace-courts/justice-5/civil-cases/case-status.html) site (pick the JP court).

After that, list the DFW PMCs that have already said no. From what we’ve seen, their Fort Worth properties share screening results with the rest of DFW. So don’t count on a fresh start at a sister property.

Never pulled your records before? Our [guide to checking your eviction history](/guide/how-to-check-your-eviction-history-before-applying/) walks you through it.

## Step 2: Where to look in Fort Worth

**Recent eviction + open balance** → Haltom City, Saginaw, White Settlement, Fort Worth’s Southside.

**Recent eviction + paid balance** → Haltom City, North Richland Hills (NRH), Benbrook.

**Older eviction + paid** → widens to outer Keller and Watauga.

**Dismissed eviction** → most of the Fort Worth area. Bring the dismissal paperwork.

**Multiple evictions** → Haltom City independents, or apply with a guarantor.

## Step 3: The big management companies in Fort Worth

Here’s what we see from each one:

- **Greystar**: each property sets its own policy; several Fort Worth properties are flexible
- **RPM Living**: lots of Fort Worth properties, and individual review is common
- **Willow Bridge**: runs several Fort Worth properties, and some of them are flexible
- **Cortland**: usually strict, often with automated SafeRent screening
- **MAA / Camden**: usually want the eviction 2+ years old
- **Independent operators**: often your best bet in Fort Worth

Full policy notes for each company are in our [PMC guide](/property-management-companies-that-accept-evictions/).

## Step 4: Get your paperwork and guarantor ready

You’ll need the usual paperwork, and Fort Worth landlord references help if you have them. For a recent or unpaid eviction, a guarantor service like OneApp or Liberty Rent can make the difference. Before you apply, we share our notes on which one a property uses.

## Step 5: Look at the rest of DFW

Out of Fort Worth options? Arlington sits right next door, and Grand Prairie is another place to look. The PMCs and the rules are the same, but the independent properties aren’t. See our [Arlington guide](/guide/how-to-rent-with-an-eviction-in-arlington/) and [DFW guide](/guide/how-to-rent-with-an-eviction-in-dallas-fort-worth/).

## What it really costs to move in

Here’s an example for a $1,500 a month unit in Haltom City or NRH with a recent eviction. Average rents there run about $1,200 in Haltom City and $1,450 to $1,500 in NRH (RentCafe).

- Application fees (2 applications at $50 to $85 each): $100 to $170
- Risk fee (an extra charge for an eviction on file): usually $150 to $500 in our placements
- Deposit: we plan for 1.5x to 2x rent ($2,250 to $3,000). Yours may be lower.
- First month’s rent and admin fee: $1,650
- Guarantor (if used): about one month’s rent ($1,500)

Total: **$4,150 to $6,820**, depending on the deposit and whether you need a guarantor.

## How we help in [Fort Worth](/eviction-friendly-apartments-fort-worth/)

First we help you sort out which DFW PMCs have already denied you. Then we point you to Fort Worth independents that may fit and go over our latest notes on their policies before you spend money on fees. Placements often take 1 to 3 weeks, and you don’t pay us anything.
