# How to Rent With an Eviction in DFW (Dallas-Fort Worth)

In DFW, a few big management companies decide a lot of eviction approvals. Here's how to work around their denials and find the parts of town where you have a better shot.

How to rent with an eviction in DFW comes down to who runs the apartments. A few large property management companies (PMCs) run a lot of the metro’s apartments, and one company’s denial often follows you to its other properties. From what we see, that’s why DFW is one of the toughest markets for renters with evictions. We still find real options here, though, mostly with independent operators in certain parts of town.

## Step 1: Check which management companies already denied you

Before anything else, figure out which DFW PMCs have already turned you down. Dig up the adverse action notice (the denial notice, usually a letter or email, that names the screening company) from each one. These are the PMCs we see deny eviction files most often here:

- Greystar (any of their DFW properties)
- MAA (any DFW property)
- Cortland (the strictest of the group)
- Camden (mostly Class A)
- RPM Living (mixed)

Already denied by 2 or 3 large PMCs? Send your next applications to independent operators instead of more properties those companies run.

## Step 2: Match your file to the right parts of DFW

**Recent eviction + open balance** → Oak Cliff independents, older Grand Prairie properties, Garland Class B, plus the guarantor route.

**Recent eviction + paid balance** → Oak Cliff, Las Colinas, Carrollton mid market, some Willow Bridge.

**Older eviction + paid** → widens to outer Frisco, older Plano properties, Irving.

**Dismissed eviction** → most of DFW. Bring the dismissal paperwork.

**Multiple evictions** → Oak Cliff independents, Class B with a guarantor.

Our [DFW neighborhoods breakdown](/guide/dfw-neighborhoods-case-by-case-eviction-properties/) goes deeper. It shows where in Dallas and Fort Worth you’ll find the most properties that look at each eviction file on its own.

## Step 3: Know how the big DFW management companies screen

Here’s what we see from each one:

- **Greystar**: the largest apartment manager in the U.S., with a lot of DFW properties. Each property has some say, but from what we see, they share screening data company wide
- **MAA**: usually wants the eviction 2+ years old
- **Cortland**: mostly strict Class A, often with automated SafeRent screening
- **Camden**: mostly strict
- **RPM Living**: mixed across DFW, with several flexible properties
- **Willow Bridge** (formerly Lincoln Property Company’s residential division): based in Dallas, and from what we’ve seen, its properties mostly use Yardi screening software
- **NRP Group**: newer buildings in DFW, and the ones we’ve worked with screen strictly
- **Independent operators**: often the reset button after PMC denials

Want the full policy for each company? Our [PMC guide](/property-management-companies-that-accept-evictions/) breaks it down.

## Step 4: Line up a guarantor

Here’s where we see guarantor services in DFW:

- **OneApp (Approval Assist)**: common at Greystar mid market properties and some Willow Bridge ones
- **Liberty Rent**: common at RPM Living and at Class B mid market properties across DFW
- **TheGuarantors**: Class A luxury in Plano, Frisco, and Uptown

Before you tour, we share our notes on which of these a property works with. OneApp needs a referral from the property. That only happens after you apply at a participating community and get denied or approved with conditions. See our [guarantor review](/guarantor-services-for-renters-with-evictions/).

## Step 5: Get your DFW paperwork together

What they’ll ask for:

- 2 recent paystubs showing income of 3x the rent
- Employer verification letter
- Bank statements (3 to 12 months, depending on how you get paid)
- DFW landlord references
- Zero balance letter or release of judgment (the court paper showing the judgment is paid)
- Court dismissal paperwork (if you have one)
- Letter of explanation
- Guarantor approval paperwork (if you have it)

Our [documentation guide](/guide/what-documentation-to-bring-when-you-have-an-eviction/) has the full checklist.

## Step 6: Target a few properties, not the whole market

- Apply to 2 to 3 properties at different PMCs each round
- Don’t apply again at a PMC that’s already denied you
- Move fast when a property approves you with conditions (from what we see in DFW, you often get 48 to 72 hours to respond)

## What it really costs to move in

Here’s an example for an Oak Cliff or Grand Prairie unit at $1,600 a month with a recent eviction. Grand Prairie rents averaged about $1,538 in September 2026 (RentCafe).

- Application fees (3 applications at $50 to $85 each): $150 to $255
- Risk fee (an extra charge for an eviction on file): usually $150 to $500 in our placements
- Deposit: we plan for 1.5x to 2x rent ($2,400 to $3,200). Yours may be lower.
- First month’s rent + admin: $1,750
- Guarantor (if needed): about one month’s rent ($1,600)

Total: **$4,450 to $7,305**, depending on the deposit and whether you need a guarantor. Paid balances land closer to $4,000.

## Look at the other DFW cities

If you’ve run out of options in Dallas proper, look at:

- **Fort Worth**: Haltom City, North Richland Hills, Benbrook. Same DFW PMC screening, but a different set of independent owners. See our [Fort Worth guide](/guide/how-to-rent-with-an-eviction-in-fort-worth/).
- **Arlington**: South Arlington, UTA area. Independents can give you a reset there. See our [Arlington guide](/guide/how-to-rent-with-an-eviction-in-arlington/).
- **Grand Prairie**: right next to Arlington, same market, same rules.

Moving 15 minutes down the road can change your approval odds a lot.

## Common DFW mistakes

- Applying at 4 Greystar Plano properties after being denied by Greystar Frisco
- Ignoring independent operators for “brand name” luxury
- Paying application fees before you know which guarantor programs a property works with
- Piling applications into Class A properties in Frisco and Plano

## Frequently Asked Questions

### Can I rent with an eviction in Dallas?

Often, yes. Oak Cliff and the outer suburbs have independent operators who look at each eviction application on its own. They’re most flexible when the balance is paid.

### Do DFW PMCs share screening data?

From what we’ve seen, yes. Greystar, MAA, Cortland, and Camden typically share screening results across their DFW properties. So after one denial, move on to a different PMC or an independent.

### Which parts of DFW are best if I have an eviction?

For mid market properties, look at Oak Cliff, Las Colinas, Carrollton, Grand Prairie, and Garland. Haltom City on the Fort Worth side and the UTA area in Arlington are good bets too.
