## How a Paid Eviction Balance Improves Your Approval Odds

We're licensed Texas real estate agents, and our team has 5+ combined years placing renters with evictions across Texas. Paid off your eviction balance, to your old landlord or a collector? Then you're out of the group Texas rental screening treats the hardest.

The filing itself stays in the court’s records, since Texas has no law for expunging an eviction (see our [expungement guide](/guide/can-you-get-an-eviction-expunged-in-texas/)). But once the update goes through, your screening report shows the balance as “satisfied” or “paid in full.” From what we see, that one change can open up a much wider property list across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio.

Plenty of properties deny an open balance automatically. We often see those same places look at a paid one by hand. Some Class A high rise communities that would never consider an open balance may approve you once it's paid. In the cases we've seen, that takes income of 4 times the rent, an eviction that's 3+ years old, and clean rental history since.

Most mid market garden style and mid rise apartments we work with treat a paid balance a lot like a dismissed eviction. They'll look at it and may give you a yes with conditions, like a bigger deposit, instead of turning it down automatically.

## What ‘Paid’ Means on a Tenant Screening Report

Screening companies pull data from three main sources:

1. **JP court filings** (public, and paying doesn’t change them)
2. **Rental history databases** like Experian RentBureau and the screening company’s own files (updated by what landlords and collectors report)
3. **Credit bureaus** (updated by collectors, including paid in full status)

Paying updates the last two. In our files, that usually takes 30 to 90 days. The court filing stays. The SafeRent or Yardi report a leasing agent sees puts all three together, with the balance status right up front.

Balance paid, but your screening report still shows “unpaid” or “open”? The data probably just hasn’t caught up yet. You can file a Fair Credit Reporting Act (FCRA) dispute directly with the screening company. Our [dispute guide](/guide/how-to-dispute-an-eviction-on-your-screening-report/) walks through the process.

## Documents You Need When Applying With a Paid Eviction

Even after the screening report updates, your own paperwork makes the application stronger. Bring:

- **Zero balance letter** from the former landlord or collections agency (ideally on their letterhead and signed)
- **Release of judgment** if there was a money judgment. The landlord files it with the JP court, so ask them to do it and get a copy. If they won’t, TexasLawHelp.org or a local legal aid office can explain your options.
- **Bank statement or payment receipt** showing the payment
- **Screening report** (SafeRent, SmartMove, or Experian RentBureau) showing the updated status
- **Letter of explanation**: two paragraphs, short and honest (see our [letter template](/guide/how-to-write-a-letter-of-explanation-for-an-eviction/))

With our own clients, renters who bring the full package tend to get approved a lot more often than those who don’t. The paperwork answers the leasing agent's questions before they ask.

## Which Kinds of Texas Properties Accept Paid Balance Renters

### Mid market and Class B

In our files, approval is common once the eviction is 2+ years old and the balance is paid. We've seen some Willow Bridge, RPM Living, and Venterra communities review these files by hand. That includes properties across the DFW Metroplex, Houston’s Energy Corridor, and Austin’s Rundberg corridor. The same goes for some Greystar garden style communities. (Willow Bridge used to be Lincoln Property Company’s apartment division.)

### Class A luxury

Some Class A properties we work with approve a paid balance once the eviction is 3+ years old. You’ll need strong income (4 times the rent) and clean rental history since the eviction too. Not automatic, but real. Guarantor products like OneApp or Rent With CoSign can help at properties that are still on the fence.

### Independent landlords

These are the most flexible owners we work with, and they often decide quickly. We see them in San Antonio’s Medical Center area, Houston’s Westchase district, and suburban Fort Worth. They want to see a paid balance and strong current income.

## What It Costs to Move In With a Paid Eviction

Say your rent is $1,600 a month. Average rents in our cities run about $1,260 to $1,650 a month (RentCafe, September 2026). With a paid eviction balance, here's what to budget:

- Application fee: usually $50 to $85 per adult (HelloData’s 2025 Texas fee data)
- Risk fee: $150 to $300 in the files we see (lower than with an open balance, and sometimes waived at Class B)
- Security deposit: we figure 1 to 1.5 months’ rent here ($1,600 to $2,400). Standard deposits in Texas vary a lot, and yours may be lower
- First month’s rent and admin fee: $1,600 plus about $100 (the Texas average admin fee, per HelloData)
- Guarantor (if used): varies by product. Liberty Rent, for example, charges $35 to apply (refunded if you’re not approved). If you’re approved, its one time fee is usually one month’s rent, or 50% to 125% of it at properties that use its PrecisePrice

Total cash to move in with a paid balance: **about $3,500 to $4,500** before any guarantor fee. It's a little less if the property waives the risk fee. Compare that to about $4,950 to $5,200 for an open balance, even on a cheaper $1,500 apartment.

## How We Place Renters With a Paid Balance

On a paid balance case, here's what we do:

1. Confirm the paid balance shows up on your current screening report (we help you pull one if needed)
2. If it doesn’t, help you file an FCRA dispute to get it updated
3. Build a target list of properties in your metro (Houston, Dallas, Fort Worth, Arlington, Austin, or San Antonio) that give paid balances real credit
4. Put together your proof of payment paperwork
5. Coach you on the letter of explanation

Paid balance clients often get placed within 1 to 2 weeks. When you're ready, fill out the form above.

## Why Renters in This Situation Come to Us

What makes our approach different when your balance is paid.

1

### We keep notes on how big management companies handle paid balances

From what we see, some management companies give a 'satisfied' balance real credit. Others still deny automatically. We keep track of which is which.

2

### We help you dispute a wrong report

If your balance is paid but your screening report still shows 'unpaid,' we show you how to dispute it. Your zero balance letter is usually the key piece of proof.

3

### Class A can be back in reach

A paid balance plus a strong file can open up Class A properties that were off the table before. It's not guaranteed, but we've seen it happen.

## Questions About Paid Balances

Straight answers, no legal fluff. Our licensed Texas agents regularly place renters with evictions.

### Does paying my eviction balance remove it from my record?

No, the court filing itself stays in the court’s public records. Judges rarely seal eviction records, and no Texas law lets you expunge an eviction. Paying changes the balance status from 'unpaid' to 'satisfied' or 'paid in full,' and from what we see, many properties count that as a big plus. See our guide on whether paying helps.

### How long until my screening report shows the paid balance?

It can take 30 to 90 days for your landlord’s or collector’s update to reach the screening databases. That includes Experian RentBureau and the screening companies’ own files. Once you have proof you paid, you can often speed it up with a dispute straight to the screening companies. We show you how.

### What proof do I need at the leasing office?

Bring a zero balance letter from the former landlord or collections agency and a screening report showing the update. If there was a money judgment, add a copy of the release of judgment the landlord filed. We help you put it all together.

### Which Texas management companies go easier on a paid balance?

From what we see, most mid market properties treat a paid balance a lot like a dismissed eviction. That includes some Willow Bridge, RPM Living, and Venterra communities. We've seen some MAA and Camden properties review a paid balance one file at a time too, once the eviction is 2+ years old. At Greystar, it varies by property.

### How much extra do I pay in move in costs with a paid eviction?

Say your rent is $1,600 a month. Expect about $3,500 to $4,500 to move in with a paid eviction balance, before any guarantor fee. That counts a risk fee of $150 to $300 and a deposit of 1 to 1.5 months’ rent. An open balance runs about $4,950 to $5,200, even on a cheaper $1,500 apartment.
