## The Hardest Situation in Texas Rental Screening

We work with renters who have two or more eviction filings on their record. Of all the files we see, these are the hardest to place. Our team has 5+ combined years placing renters with evictions across Houston, Dallas, Fort Worth, Arlington, Austin, and San Antonio. In that time, we’ve learned which properties often approve multiple filings and which ones usually deny automatically.

From what we see, automated screening like SafeRent weighs a second or third filing more heavily than the first. At big management companies like Greystar or MAA, one denial often follows you to their other properties too. And plenty of independent landlords who'd approve a single old eviction get nervous when they see more than one.

Our licensed Texas agents still work with these renters regularly. The path is narrower and the deposit math is worse, but every major Texas metro has real properties that may take you. Here's how we work these cases.

## Three Paths That Can Work

### 1. Small private landlords

Independent owners are the main path for renters with multiple evictions. The ones we work with usually own 1 to 20 properties, often run the buildings themselves, and do their own screening. We’ve found them in every Texas metro, mostly in older parts of town. Think Oak Cliff in Dallas, Haltom City and Saginaw next to Fort Worth, and Leon Valley and Southside in the San Antonio area. There are more in older East Austin and in Houston’s Greenspoint and Spring Branch.

What do they look at? Your whole file: current income, recent rental history, why the evictions happened, and whether the pattern still looks risky today. In our files, many will consider two evictions if the more recent one is over 2 years old and any balance is paid.

### 2. Older Class B properties that make their own call

At some mid market companies (Willow Bridge, RPM Living, Venterra), we see individual properties make their own call. Some of them have approved multiple evictions with:

- Both filings over 3 years old
- All balances paid, or the cases dismissed
- Strong current income (at least 4 times the rent, ideally backed up with bank statements)
- Clean rental history for 24+ months since the last eviction

### 3. Guarantor backed applications

Guarantor products put the risk on the guarantor instead of the property. That can help you qualify at Class B and some Class A properties, even with multiple evictions. Two products that often work for our clients:

- **OneApp**: we've seen it back multiple evictions when they're old enough and your income is strong. You need a referral from a participating property, and we see OneApp at a lot of Texas Class B properties
- **Liberty Rent**: a second chance approval program that works through partner properties, and we help you find which ones near you use it. For our clients, it often takes on even fairly recent multiple filings

Deposit alternatives like Greenlight Rent (formerly Rhino, now merged with Jetty) and Obligo replace the cash deposit. They don’t cover the eviction risk itself, so they’re a useful add on but rarely the main tool for multiple evictions. Read our [guarantor service review](/guarantor-services-for-renters-with-evictions/) for who qualifies and who doesn’t.

## When Should You Consider a Different Texas Metro?

Say you’re in DFW, and Greystar, MAA, RPM Living, Cortland, and Camden have all denied you across their properties. The independent owners aren’t panning out either. What then? Sometimes the answer is a different Texas metro.

From what we see, San Antonio has more independent owners willing to look at multiple evictions. Houston has a big supply of Class B apartments to work with. Austin is usually tougher for multiple evictions, but the outer suburbs (Round Rock, Kyle, Manor) can work. We help you weigh the tradeoffs (commute, cost of living, what it means for your job) before we recommend a move.

## How Much Does It Cost to Move In With Multiple Evictions?

Say your rent is $1,500 a month. Average rents in our cities run about $1,260 to $1,650 a month (RentCafe, September 2026). With multiple evictions, here's what to budget:

- Application fee: usually $50 to $85 per adult (HelloData’s 2025 Texas fee data). Our short list helps you cut down on wasted ones
- Risk fee: $400 to $600 in the multiple eviction files we see
- Security deposit: we figure two months’ rent here ($3,000), since a yes with conditions often comes with a bigger deposit
- First month’s rent and admin fee: $1,500 plus about $100 (the Texas average admin fee, per HelloData)
- Guarantor fee: often required, and the cost varies by product. Liberty Rent charges $35 to apply (refunded if you’re not approved). If you’re approved, its one time fee is usually one month’s rent, or 50% to 125% of it at properties that use its PrecisePrice

The realistic total to move in is **about $5,050 to $5,300** before the guarantor fee. With Liberty Rent’s $35 application fee and its usual charge of one month’s rent, it’s roughly $6,600 to $6,800. That's the highest of any eviction situation we see. The properties willing to take the risk charge for it.

## What We Can and Can’t Do for Your Situation

We can’t get you approved at a Class A luxury property downtown with two recent evictions. We can’t erase the filings. As of 2026, Texas still has no way to expunge an eviction record (see our [expungement guide](/guide/can-you-get-an-eviction-expunged-in-texas/)). We can’t promise approval anywhere. And if you have three or more recent evictions with open balances and income under 3 times the rent, we’ll tell you straight. The list may be very short, even with guarantors.

Here's what we can do. We walk through your specific situation and tell you plainly what looks realistic in your target metros. Then we work every path we can find: private owners, guarantors, a different metro.

## How We Compare to Searching Alone

| Feature | Searching on Your Own | With Our Licensed Agents |
|---|---|---|
| Where eviction policy info comes from | Online lists that may be out of date | Our notes on what properties have told our licensed agents |
| Cost to renter | $50 to $85 per adult for every wasted application | 100% free, the property pays us |
| Guarantor help | Research on your own | We point you to properties that work with OneApp or Liberty Rent |
| Screening file review | No idea what landlords see | We go over your screening report with you before you apply |
| How long it takes | Weeks or months of rejection | Often 2 to 3 weeks, sometimes longer |

## How We Work Your Case, Step by Step

Here's what we do:

1. Go over the details with you: filing dates, balance status, how each case ended, current income, target metros, and timeline
2. Help you pull your own screening report, so we both see what leasing offices will see
3. Check which big management companies have already screened you
4. See which properties on your list work with OneApp or Liberty Rent
5. Build a target list of private owners and Class B properties that review each file
6. Coach you through the application and put your paperwork together

With multiple evictions, getting placed often takes 2 to 3 weeks, and sometimes longer. Fill out the form above to start.

## Questions About Multiple Evictions

Straight answers, no legal fluff. Our licensed Texas agents regularly place renters with evictions.

### Is it realistic to rent with two or more evictions?

Yes, but the list is much shorter than for a single eviction. The realistic paths: small private landlords, older Class B properties in certain parts of town, and guarantor backed applications. Your odds depend a lot on how old the evictions are and whether the balances are paid.

### How much extra will multiple evictions cost me at move in?

Plan on a bigger deposit, sometimes up to two months’ rent. The risk fees we see with multiple evictions run $400 to $600. You’ll often need a guarantor too, and Liberty Rent’s fee is usually one month’s rent. On a $1,500 apartment, the total cash to move in usually runs about $5,050 to $5,300 before the guarantor fee.

### Do guarantor services accept multiple evictions?

Some do. In our files, OneApp and Liberty Rent are the two that most often take on multiple eviction cases. Greenlight Rent (formerly Rhino, now merged with Jetty) and Obligo are best known for deposit alternatives, and those don't cover the eviction risk itself. Read our guarantor review.

### Would moving to a different Texas metro help?

Sometimes, yes. If the big management companies have turned you down all over DFW, San Antonio may work. From what we see, there are more independent owners there who read the whole file. If Austin is too tight, Houston or San Antonio may open more doors. We help you weigh this.

### How many evictions is too many to get approved in Texas?

There's no hard cap. Two or more filings cut the property list way down. Still, we’ve regularly placed renters with multiple evictions through small private landlords and guarantor backed applications. How recent the evictions are, whether the balances are paid, and your current income matter more than the number of filings.
